AWF PRO 9105 SEBS Thermoplastic Roof Coating brings professional-grade roof restoration technology to hands-on property owners, maintenance crews, and experienced DIYers. It is designed to help restore and protect aging flat and low-slope roofs without requiring a complete roof replacement. Once cured, the single-component coating forms a seamless, flexible rubber membrane that helps protect against water, UV exposure, weather, and normal roof movement. It is suitable for metal, EPDM, TPO, PVC, Hypalon, smooth or granulated BUR, and modified bitumen roofing systems. Before application, pressure wash the roof and remove loose material, dirt, oil, debris, and contaminants that may affect adhesion. The surface must be completely dry before coating to help prevent blistering. Primer requirements vary by roof type and surface conditions. Apply by brush, 3/8-inch nap roller, or compatible airless sprayer. Two coats are recommended, with adequate drying time between coats. Backrolling may be required to help minimize pinholes. Typical dry time is 2–6 hours, with full cure in approximately 24–48 hours depending on temperature, humidity, and application conditions. Do not apply below 40°F or when rain or inclement weather is expected before the coating has dried. General application coverage may be approximately 100 sq. ft. per gallon per coat, depending on the substrate and condition. Material warranty systems require heavier, substrate-specific application rates and film builds. One 5-gallon pail provides approximately 154–200 sq. ft. of completed two-coat warranty-system coverage, depending on roof type and warranty term. Material-only 10- and 15-year warranty systems are available when all preparation, primer, coverage, and film-build requirements are followed.
